Common questions from landlords

What if my tenant disputes the debt?
If a defence is entered, we'll advise you on your options. Where disputes are clearly without merit, we support you in proceeding. Where the sums or complexity don't justify further action, we'll be honest about that — the process should be proportionate.
Is The TACO a law firm?
No. The TACO is a civil case management service. We are not a law firm and do not provide legal advice. We manage the procedural process of arrears recovery on your behalf through the standard civil court process — which does not require legal representation for claims under the small claims threshold.
What happens if I only have one or two cases a year?
The single-case option at £799 per case may be more appropriate. That said, many landlords find that the annual subscription pays for itself through the deterrent value alone — tenants who know you have a formal recovery process in place are less likely to let arrears build in the first place.
How quickly do cases typically resolve?
In most cases, resolution occurs after the initial letter of claim — typically within 14 to 28 days. Cases that proceed to court take longer, but the CCJ, once obtained, is a lasting consequence that continues to work for you.
Does this work under the Renters' Rights Act 2025?
Yes. All our processes are aligned with the Renters' Rights Act 2025, in force from 1 May 2026. We monitor legislative changes and update our procedures accordingly. You don't need to keep up with that — we do it for you.
Can I submit a case while the tenant is still in the property?
Yes. Arrears recovery and possession proceedings are separate legal processes. The TACO handles civil money claims for rent arrears — which can run concurrently with, before, or after possession action. We'll be clear about what falls within our scope and what doesn't.
